Let’s be honest: the Calgary housing market in 2024 isn’t just numbers and stats—it’s emotions, nerves, dreams, and big decisions wrapped into one.
Whether you’re buying your very first home, thinking about selling the one you raised your kids in, or simply window-shopping for “someday”—you deserve to know what’s really going on in the market right now.
So, here’s the scoop, friend to friend. Let’s break down what’s happening in Calgary’s real estate world—and what it means for you.
1. Homes Are Selling Like Hotcakes (Especially the Good Ones)
Remember when you could sleep on a listing for a few days and decide over the weekend? Yeah... not so much anymore.
In 2024, the supply of available homes—especially detached and well-maintained ones—is still low. But the number of buyers? Still high. That means competition. It’s not chaotic, but it’s definitely fast-paced.
If you’re buying: Be ready to move quickly. The cute house in Evanston you saw Tuesday might not make it to Friday. Let’s make sure your mortgage pre-approval and wish list are crystal clear.
If you’re selling: You’re in a strong spot. Buyers are motivated, and if your home is priced right and presented well, you could get multiple offers—or even above asking.
2. Prices Are Up—But We’re Not in “Bubble” Territory
This year, we’re seeing calm and steady price increases. Nothing wild, just enough to show that the market’s healthy and people are still confident investing here.
On average, prices are up about 6–9% depending on the area and property type.
Townhomes and condos are gaining popularity, especially with first-time buyers and downsizers.
Translation? Calgary is still way more affordable than most big cities in Canada. And you can still find value—you just have to be strategic about it (and maybe a little lucky!).
3. Inner-City Condos Are Cool Again
Yes, really! After a few quieter years, condos in downtown and beltline areas are having a moment.
With more people returning to hybrid work, wanting walkability, or downsizing from big suburban homes, condos are back on the radar. They’re especially popular among first-time buyers and single professionals.
