Affordable housing projects rarely draw attention from global investors. With tokenization, however, the projects become digitized and accessible to global investors. A developer in Kenya or India can thus tokenize his project for housing and go to the ESG-focused investors in Europe or the U.S. completely legally, securely, and without any borders.
This not only brings in capital but also encourages international impact investing, which is critical in regions where government subsidies or local financing are insufficient.
5. Transparent Governance and Property Use
Most public housing projects fall short on the issue of accountability. Tokenization uses blockchain for implementing transparency by default. Every individual transaction, issuance of tokens, and allocation of funds can be tracked and verified on the blockchain. Regulators and community investors can inspect the use of funds, track these maintenance, ensure that housing is on the ground for its intended social impact.
It greatly increases the possibilities of fraud or mismanagement and narrows the walls of mistrust between residents, developers, and investors.
The Future of Affordable Housing with Tokenization
In the years to come, tokenized real estate will likely become a feature of government-assisted affordable housing programs, with token holders receiving tax benefits or social impact credits. DAOs may then emerge as administrators of community housing ventures, allowing residents and investors alike to cast votes on issues such as maintenance, upgrades, or rental pricing.
Tokenization can also be utilized for shared-equity models with an arrangement where long-term renters gain ownership rights by degrees, building wealth while simultaneously accessing affordable housing.

The affordable housing crisis is in need of solutions that can stand outside the status quo. Hence, real estate tokenization presents opportunities that may disrupt the existing methods of financing, owning, and distributing homes. This is not going to be the panacea for the long-standing crisis-but coupled with other remedies, it may turn out to be a great solution.
