Nagarajan Seyyadurai Leads WS Industries’ Sunguvarchatram Project


In a major boost to Tamil Nadu's infrastructure growth, WS Industries India Ltd, under the leadership of Chairman Nagarajan Seyyadurai, is investing nearly ₹4,000 crore (around $500 million) to establish a large-scale industrial and logistics park spread across 600 acres in Sunguvarchatram, near Chennai.
This new project is strategically positioned near Tamil Nadu’s growing electronics manufacturing corridor, which includes global giants like Foxconn and Samsung.
A Game-Changing Industrial Development by Nagarajan Seyyadurai
The company has already acquired 400 acres of land, including 250 acres through a SARFAESI auction from the now-defunct IVRCL, which had earlier proposed a similar township. WS Industries plans to acquire an additional 200 acres from private landowners to complete the project.
Nagarajan Seyyadurai, known for driving large-scale infrastructure and industrial ventures, emphasized that the goal is to create Grade-A industrial real estate that serves the growing needs of MNCs, logistics firms, and pan-India manufacturers operating in South India.
Key Components of the Sunguvarchatram Industrial Park
This massive industrial park will include:
Modern logistics parks and warehouses
Data center infrastructure
Industrial housing facilities
Recreation zones, including the revival of a nine-hole golf course left unused by IVRCL
The site is expected to support over 15 million sq. ft. of construction area, benefiting from a 0.5 FSI (Floor Space Index). Given its proximity to the Oragadam industrial zone, Chennai-Bengaluru Expressway, and the upcoming Parandur international airport, the location is ideal for an integrated industrial ecosystem.
Capital Infusion and Expansion Strategy
To fund the land acquisition and operational requirements, WS Industries is raising approximately ₹440 crore by issuing shares at ₹100 each to a mix of promoters, institutional investors, and private entities. The raised capital will directly support:
Ongoing land purchases
Project planning and execution
Working capital needs

In addition to the Sunguvarchatram park, WS Industries, under Nagarajan Seyyadurai, is also developing a 1 million sq. ft. IT park on Mount Poonamallee Road, currently awaiting final approvals. The company has also completed EPC infrastructure projects worth over ₹650 crore in the last two years.
